What we build

Six things we do, and nothing we don't.

All services
01 / 06

House extensions

Rear, side-return and wraparound extensions that open the back of the house onto the garden, with the structure, glazing and finish handled by one team.

From £1,950 per square metre for a single-storey extension, finished and decorated.

02 / 06

Loft conversions

A bedroom and bathroom in the roof in eight to ten weeks, with the structure, stairs and fire regulations done properly.

From £38,000 for a Velux conversion, £48,000 for a rear dormer with an en-suite, £62,000 for hip-to-gable.

03 / 06

Renovations and refurbishments

Taking a tired house back to the brick and bringing it up to date in one planned programme, from rewiring to the final coat of paint.

Whole-house renovations are quoted from a survey; most three-bedroom projects are £60,000 to £120,000.

04 / 06

Kitchens and bathrooms

Kitchens and bathrooms fitted by the same trades that build our extensions, so the plumbing, electrics, tiling and joinery are right first time.

Fitted kitchens from £12,000 including units, worktops and all trades.

05 / 06

Garden rooms and new builds

Insulated garden offices and studios in three weeks, and self-build houses from foundations to handover with one contractor.

Garden rooms from £24,000 for 4m × 3m, insulated, wired and decorated.

06 / 06

Structural work and groundworks

The part of building that nobody sees and everything depends on: beams, foundations, underpinning and drainage, with the calculations and the inspections done right.

Steel beam installations from £1,800.

Before and after

A conservatory that was never warm, gone in eleven weeks.

Rhiwbina, 1970s semi. The conservatory came out in week one and a 6.2 metre extension with a roof lantern and sliding doors went up in its place, under permitted development, on the programme to the day. Drag the handle.

Before: the rear of a 1970s semi with a tired white conservatory and cracked patioAfter: The same house with a new single-storey extension with sliding glass doors in place of the old conservatory
Rear extension, Rhiwbina A failing conservatory replaced by a 6.2 metre single-storey extension with a roof lantern and four-panel sliding doors, built in eleven weeks under permitted development.

How we work

Four things in every contract.

A fixed price, in writing

Every job has a written contract with a fixed price and a dated programme. Changes are priced before they are done, never discovered on the final invoice.

A dated plan you can see

Week-by-week programme agreed before we start and updated every Friday. You know when the roof goes on and when the dust stops.

One project manager

One person owns your job from survey to handover. Their mobile number is on the contract, and they answer it.

Insured and warranted

£5m public liability, £10m employer's liability, and a ten-year insurance-backed structural warranty on every extension, loft and new build.

The process

Site visit to handover, in five steps.

  1. Week 0

    Site visit and brief

Gareth or Claire comes to the house, measures up, listens to what you want and tells you straight what is possible, what it will roughly cost and what planning will say.

  2. Weeks 1 – 4

    Design and drawings

We work with your architect or ours. Plans, structural calculations and a specification detailed enough to price from. You see the drawings before anything is submitted.

  3. Weeks 4 – 12

    Planning and regulations

We handle the planning application or permitted development check and the building regulations submission. Most extensions and lofts are permitted development; we tell you if yours is not.

  4. Before we start

    Fixed-price contract

A line-by-line price against the drawings, a dated programme, payment stages tied to milestones, and a start date in writing.

  5. The programme

    Build and handover

Our own team on site, the same faces every day, a Friday progress note with photos, and a handover with certificates, warranties and a snagging walk-round.

Extension

Eleven weeks on the contract, eleven weeks on the calendar. The Friday emails with photos meant we never once had to ask what was happening. Worth every penny and a few more.

Rhys and Anwen L., Rhiwbina
Renovation

A full renovation on a house we bought at auction. Claire ran it like a military operation, the price did not move, and the one extra we asked for was quoted before it was done. Recommend without hesitation.

Tom P., Pontcanna
Bathroom

They found rotten joists under the old bath and fixed them properly instead of tiling over them. Finished two days early and left the house cleaner than they found it.
