Victorian terrace renovation, Pontcanna
A whole-house renovation of an 1890s terrace: rewire, re-plumb, two rooms knocked into one, a new kitchen and bathroom, and the cornices and floorboards brought back rather than ripped out.
£92,000
Whole-house, knock-throughs, period restoration
Taking a tired house back to the brick and bringing it up to date in one planned programme, from rewiring to the final coat of paint.

A renovation is a hundred decisions and thirty trades in the right order. The value we add is the order: one programme, one price, and nobody plastering a wall the electrician has not finished with.
We strip out, rewire, re-plumb, replace heating, knock through, replaster, fit kitchens and bathrooms, and decorate, as one contract with one programme. On period houses we restore what is worth restoring: cornices, floorboards, fireplaces and sash windows, and replace what is not.
A survey first, always. Damp, rot, the state of the wiring and what is under the floor decide the price, so we look before we quote and you get a line-by-line cost rather than a day rate that grows.
Most whole-house renovations run twelve to twenty weeks. If you are living in the house we phase it room by room; if it is empty we go faster.

Yes. A single steel beam to open two rooms into one, with the structural calculation, building regulations, making good and decorating, is a one-week job from £4,500.
We have, but it needs listed building consent for almost everything and a conservation architect. We will tell you at the first visit whether we are the right builder for it.
Gareth or Claire will come out, measure up and give you a straight answer on what is possible and roughly what it costs. No charge, no obligation, no hard sell.
