Carpets, hard floors, high-level, builders' cleans, windows inside

Periodic and specialist work

The work that is not daily: carpets and upholstery machine-cleaned, hard floors stripped, sealed and buffed, high-level dusting and lighting, internal glass and partitions, builders' and dilapidation cleans, and the one-off deep clean before a new tenant or an inspection. £26 an operative hour, or priced by the square metre.

Periodic work is where a building shows its age: the carpet in reception, the vinyl in the corridor that has gone grey, the dust on top of the lights. It is scheduled into every contract and also done as one-off jobs for buildings we do not otherwise clean, from a half day with a floor machine to a week on a builders' clean.

Carpets and upholstery are hot-water extracted with a test patch first and dry in hours; hard floors are stripped, sealed and burnished with the right chemistry for vinyl, stone or wood. High-level work covers lights, ducting, beams and the tops of partitions with access equipment our operatives are trained on. Internal glass and partitions are squeegeed; external windows we subcontract to a reach-and-wash firm we have used for nine years.

Builders' cleans come in two stages, a rough clean when the trades finish and a sparkle clean before handover, with the dust that gets into every drawer and the labels off every pane of glass. Dilapidation cleans at the end of a lease are done to the landlord's schedule with a photo report. All specialist work is priced in writing before it starts, from a survey or from plans and photographs.

Questions about specialist

Can you do a one-off job if we are not a contract client?

Yes: carpets, floors, a builders' clean, a deep clean before an inspection. Priced from a survey or from photographs, at the specialist rate or by the square metre, with the date and the price in writing.

How long does a stripped and sealed floor take?

A corridor overnight. A 500 square metre open-plan floor, a weekend, with the furniture moved and the seal cured before Monday. We plan it around your building, not the other way round.
