A written specification, not a promiseEvery contract starts with a room-by-room specification: what is cleaned, how often, to what standard, by whom. It is the document the audit is scored against and the one you hold us to.
A monthly audit with a scoreA supervisor walks the site every month with a tablet and scores each area against the specification. You get the report, the score and the photographs, and anything under the pass mark is fixed within five working days.
Directly employed, DBS checked, trainedEighty-seven operatives on our payroll, none from agencies, all enhanced DBS checked, inducted on your site and trained to BICSc standards. The same team on your site, with a named supervisor.
Rates on the website, tender-ready documentsThe hourly rates, the minimums and the periodic prices are published. Our insurance, accreditations, method statements and policies are on the downloads page, ready for a tender pack.

What will our site cost a month?

The rate card and extras
Enter your floor area A 1,000 square metre office with four washrooms is about four operative-hours a night, five nights a week.

A guide, not a quote: one operative covers about 280 square metres of office an hour plus 12 minutes a washroom; clinics and kitchens take longer. The site survey confirms the hours, free.

How we work

Four things you can expect on every contract.

The hours are the hours

Operatives sign in and out on site with an app, and the timesheet is attached to the invoice. A two-hour clean is two hours in the building.

Cover without a phone call

Sickness and holiday are covered from our own staff who have already been inducted on your site. You are told who is coming, and the specification does not change.

No surprises on the invoice

The contract price, plus any periodic work you signed off by name. Monthly invoice with the timesheets and the audit attached. Thirty-day terms.

One supervisor, one number

Every site has a named supervisor with a mobile that is answered. A missed bin or a spill is a message, not a ticket in a queue.

  • 64sites cleaned every week
  • 92%average audit score last quarter
  • 87directly employed operatives, no agency

The audit

Every month, a supervisor walks your site and scores it. You get the report.

Unannounced to the operatives, with a tablet, against the specification: every area scored pass or fail with a photograph, a percentage for the site, and anything under 85 fixed within five working days and photographed again. The report lands in your inbox the same day, and twelve months of scores go on one chart at the contract review.

  • Pass mark 85; last quarter's average across 64 sites was 92
  • Failures fixed within five working days, before-and-after photographs
  • Formatted for CQC, HIW and GDC inspections on clinical sites

The monthly walk

The supervisor

Once a month, unannounced to the operatives, the site supervisor walks every area in the specification with a tablet, scoring each line pass or fail with a photograph. It takes an hour on a 1,000 square metre site.

The score

The supervisor

Each area gets a percentage and the site gets one overall. The pass mark is 85. Last quarter the average across 64 sites was 92, the lowest 81, and that site had a second audit a fortnight later at 90.

The fix

The operatives

Anything that fails is listed with a photograph and a date. The operatives fix it within five working days and the supervisor photographs it again. The two photographs sit side by side on the next report.

What the facilities managers say.

Offices

Three floors, five nights a week, four years. The audit report is the thing: I forward it to the partners unedited every month. When a score dipped to 83 the supervisor had rung me before I had opened the email, and it was 94 the next month.

HIW inspected us in March. We handed over the CCC specification, the schedules, the training records and six months of audits as our cleaning evidence, and the inspector said it was the best pack she had seen from a practice our size.

Areas

Cardiff Bay on foot, the business parks and the Vale by van, Newport for larger sites.

The base is at Ocean Park, with twenty-two sites within a mile of it. Three vans and a supervisor in Barry cover the business parks and the Vale; Newport is daily contracts of two floors or more. We stop at forty minutes from the Bay because travel would come out of the hours.

  • Cardiff Bay and Ocean Park. The base, at Ocean Park, and twenty-two sites within a mile of it: offices, the restaurants and bars on Mermaid Quay, hotels and a leisure centre. Teams on foot and by van from five in the morning.
  • Cardiff city centre. Offices above the arcades and in the Capital Quarter towers, law firms, the dental and GP practices on the edge of the centre, restaurants and bars. Night teams from eleven, morning teams from five.
  • The business parks. Cardiff Gate, Pentwyn, Llanishen, Capital Business Park and St Mellons: offices, a data centre's non-technical areas, two schools and a college campus. Van teams on daily and periodic rounds.

Questions procurement teams ask before the survey

How does a contract start?

A free site survey with Bethan or Gareth, usually an hour. We walk the building, note the areas, the floors, the washrooms and the awkward bits, and write a specification with the hours and the price within three working days. You sign it, we induct the team on your site, and the first audit is a month after the start date.

What does it cost?

Daily contract cleaning is £18.50 an operative hour, periodic £21, specialist £26, all excluding VAT, with a two-hour minimum visit. Supervision, the audit, key holding and the survey are in the daily rate. The estimate builder on the rates page turns your floor area and washrooms into hours and a monthly figure.

Who will be on our site?

Directly employed operatives, never agency, all enhanced DBS checked, inducted on your building and trained to BICSc standards, with a named supervisor who is on site at least weekly. The same team every visit; cover for sickness and holiday comes from staff already inducted on your site.

How do we know it has been done?

Operatives sign in and out on site with an app that timestamps the visit, and the timesheet is attached to the monthly invoice. The supervisor audits the site every month against the specification and you get the score, the report and the photographs the same day. Under 85 per cent is fixed within five working days.

Can we get your documents for a tender?

Yes. Insurance certificates, accreditations, method statements, risk assessments, COSHH sheets, policies and a sample audit report are on the downloads page as PDFs. If your tender needs something that is not there, the office turns it round within two working days.
