EICR and electrical certificates
The Electrical Installation Condition Report every rented home needs and every buyer should ask for, done properly, explained in plain English and emailed the same day.

An EICR is an inspection and a set of tests on the fixed wiring, ending in a report that says whether the installation is satisfactory. It is a legal requirement for rented homes in Wales and England, and the single most useful document to have before buying a house.
We inspect the consumer unit, a sample of every circuit, the earthing and bonding, and every accessible socket, switch and light, and we test insulation resistance, earth fault loop impedance, RCD operation and polarity with calibrated instruments. It takes two to four hours depending on the size of the house and how many circuits there are, and the power is off for parts of it.
The report lists every observation with a code: C1 danger present, C2 potentially dangerous, C3 improvement recommended, FI further investigation. A C1 or C2 makes the report unsatisfactory. We walk you through each one and quote the remedial work separately, so you can take the report elsewhere if you prefer. Most landlords have us do the remedials because the retest is then free.
Our EICR explainer page covers the codes, the timescales and what landlords are legally required to do with the report.

Questions about eICR & certificates
How often does a landlord need an EICR?
Every five years, or at the start of a new tenancy if the last report is older than five years. The tenant must be given a copy within 28 days and the council within 7 if they ask. We send a reminder four months before yours is due.
Will the power be off?
For parts of the test, yes: typically twenty minutes to an hour in total, in short bursts, and we tell you before each one. Freezers are fine.
What if it fails?
It does not fail, exactly: it is "unsatisfactory", with a list of what needs fixing. We quote the remedials, usually that day, and the retest is free if we do them. A C1 is made safe before we leave regardless.
