The team

Three of us, and no progression team.

Ffion values and sells, Mark lets and manages, Josh shows and negotiates, and whichever of us you start with is the one who rings the solicitors on a Friday. There is no call centre and no handover to another office; the office is Glebe Street and the people are these.

The people

Ffion Davies, a woman in her late thirties with dark hair in a low ponytail, a smart navy jacket and white top, standing outside a bright office window

Ffion Davies

Director and sales. Valuations, the sales, the firm

Started on a Cardiff corporate agency's front desk at eighteen, ran its Penarth branch by twenty-six, and opened Severnside on Glebe Street in 2009 with the idea that the person who values a house should be the person who sells it. She still does every sales valuation herself, is a Fellow of Propertymark, and is the one who rings the solicitors on a Friday.

Mark Hughes, a man in his late forties with cropped grey hair in a green quarter-zip over a shirt, standing in a bright office

Mark Hughes

Lettings and management. The landlords, the tenants, the law

Joined in 2012 from a housing association, which is where the habit of treating tenants as people came from. Mark runs the three hundred and ten managed homes, did every Renting Homes (Wales) contract conversion in 2022 himself, holds the Propertymark Level 3 lettings qualification, and is the one on the 24-hour line more often than he would like.

Josh Pritchard, a young man in his mid-twenties with short dark hair in a navy suit with no tie, holding a set of keys on a sunny seaside street

Josh Pritchard

Sales and lettings negotiator. Viewings, buyers, tenants, the chasing

Grew up in Penarth, joined in 2021 as a trainee and now does most of the viewings, evenings and Sundays included, and the buyer and tenant registrations. Josh is the one who tells you about the cockerel before you get out of the car, and the one who knows which streets flood and which do not. Propertymark Level 3 in progress.

Licences and memberships

What stands behind the three of us.

Rent Smart Wales

The agent licence every lettings business in Wales must hold, with training and a fit-and-proper test. The firm is licensed and so is each of us; the numbers are on the wall and would be in the footer of the live site.

Propertymark

Members since 2010, with client money protection: the rent and deposits in our client account are insured, the account is audited every year, and we are inspected against the Propertymark code. Ffion is a Fellow; Mark holds the Level 3 lettings qualification.

The Property Ombudsman

Free, independent redress for anyone we act for or deal with, binding on us. In seventeen years we have had two complaints reach the Ombudsman, and we tell you that because the number is public.

Deposits and data

Every deposit in a government-backed scheme within thirty days with the certificate to the tenant. Registered with the Information Commissioner; viewing feedback, inspections and statements live in the portal, not in email.

An estate agent in her thirties in a smart navy jacket showing a young couple around the bright bay-windowed living room of a Victorian house

The Friday call

Agreed is not sold. Every live sale is rung round on a Friday.

Every Friday morning the three of us sit with the list of agreed sales and ring every solicitor, surveyor and lender in every chain, and by lunchtime every seller and buyer has an email saying where theirs is and what is holding it up. It is the least glamorous thing we do and the reason our fall-through rate is under a fifth of the national average. Sales do not fall through because of surveys; they fall through because nobody rang.

How a sale runs, week by week

Book a free valuation. Two figures, the evidence, no pitch.

Ffion or Mark at your home within 48 hours, sales or lettings, free and without obligation. You get what we think it will achieve, what to list it at, the comparables for the last year, and a written valuation by email that evening. Or ring the office, 9 to 6.
