Valuations

A sales or rental valuation at your home within 48 hours of asking, free, with the last twelve months of comparable sales or lets within half a mile and two figures: what we think it will achieve and what to market it at. No pitch, no obligation, and the figures stay with you.

An estate agent in his forties with a laser measure and a tablet in an empty bright kitchen, measuring for a valuation

Overvaluing is how agents win instructions and how sellers lose three months. We bring the evidence, we give you our honest figure, and we would rather lose the instruction to an agent who promised more than list a house at a price that teaches the market to ignore it.

Book on the valuation page or ring, and Ffion or Mark comes within 48 hours, in the evening if that suits. The visit takes about forty minutes: the house, the garden, the things you have done, the things you know (the roof, the boiler, the lease), and then the figures, with the sales or lets within half a mile for the last year in front of you. You get a written valuation by email that evening with the comparables attached and our fee, and nothing happens unless you ring us.

For lettings, the same with the rents achieved and the likely tenant, and a note of what the property needs to be let legally in Wales. We also do written valuations for probate, matrimonial settlements and shared-ownership staircasing at £150 including VAT, and the probate ones are often the first thing an executor asks us for, so we keep them plain.

What is included

  • At your home within 48 hours, evenings if needed
  • A figure to achieve and a figure to list at
  • The comparables for the last year, attached
  • Sales and lettings, both free
  • Written probate and matrimonial valuations £150
  • No obligation and no follow-up calls unless you ask

What it costs

Free, for sales and for lettings, whether or not you instruct us. A written valuation for probate or a matrimonial settlement is £150 including VAT. The landlords page has every lettings fee side by side and what each certificate costs; the sales fee is 1.2% including VAT, paid on completion, nothing up front.

Questions about valuations

Why two figures?

Because the list price is a marketing decision and the sale price is what the market will pay, and an agent who gives you one number is usually giving you the first and letting you believe it is the second.

Do you do online valuations?

We will give you a range by email from the comparables if you want one, but the visit is where the real figure comes from and it is free, so we would rather come.
