No fees, a deposit protected, a repair line that answers, and a straight answer about the house

Renting with us

For tenants: no fees of any kind, a deposit of no more than five weeks protected in a government scheme, an occupation contract explained in plain English, a 24-hour repair line on managed homes, and viewings when you can actually make them.

Half the homes we let are to people who come back to us for the next one, which only happens if the first tenancy was handled properly: the deposit protected, the repair done, the deposit returned. This page is what you can expect, and the law is on your side on most of it.

Register with what you need and the budget and we tell you about homes before they are on the portals. Viewings are accompanied and can be evenings and Saturdays. If you want it, you pay a holding deposit of one week's rent, which comes off the first month, and we reference you within three working days: credit, employer, previous landlord, right to rent. You then get the occupation contract to read before you sign, with the written statement the law requires, and we go through it with you.

The deposit (five weeks' rent at most) is registered with a government scheme within thirty days and you get the certificate. On a managed home you have a 24-hour repair line and a named manager, and a repair is acknowledged within a working day. Inspections are quarterly with notice. At the end, the check-out is against the inventory you signed, and the deposit is returned within ten days of agreement; if we disagree, the scheme decides, free.

What it costs

Nothing. Tenant fees have been illegal in Wales since 2019; you pay the rent and a deposit of up to five weeks, held in a government scheme. The landlords page has every lettings fee side by side and what each certificate costs; the sales fee is 1.2% including VAT, paid on completion, nothing up front.

Questions about tenants

Can I have a pet?

Ask. Many of our landlords say yes to a well-behaved dog or cat with a pet clause, and the law no longer allows a bigger deposit for it. We will ask the landlord before you view so nobody wastes a trip.

How much notice do I get?

In Wales a landlord must give six months' notice on a standard occupation contract, and cannot serve it in the first six months. You give four weeks. We will tell you plainly if a landlord has told us they intend to sell.
