Tenant find £450, rent collection 8%, full management 10%, all on one page

Letting your property

Three levels of service for landlords, each with every fee published: tenant find at a fixed £450 plus VAT, rent collection at 8%, or full management at 10% with the 24-hour tenant line, inspections, repairs and the paperwork that Renting Homes (Wales) now demands.

A bright modern two-bedroom flat living room with a grey sofa, oak floor, large windows and a small balcony

Letting in Wales changed in December 2022: occupation contracts instead of tenancies, a written statement within fourteen days, six months' notice, new safety rules. Most of what we do for a landlord now is keeping them on the right side of that, and the fee for it is on one page so you can compare it with anyone.

Tenant find: a rental valuation, photographs, the portals, accompanied viewings, referencing (credit, employer, previous landlord, right to rent), the occupation contract and written statement, the deposit registered, and the keys handed over. Rent collection adds the monthly rent chased and paid to you with a statement, and arrears handled. Full management adds the 24-hour tenant line, repairs arranged through our own contractors at their prices, quarterly inspections with photographs, the safety certificates diarised and renewed, rent reviews, renewals, and the end-of-contract check-out and deposit return.

We are licensed by Rent Smart Wales as an agent, which the law requires, and you need a landlord registration with them (£39, paid to them directly) before we can let your property; we will walk you through it. Members of Propertymark with client money protection, so your rent and deposits are insured, and The Property Ombudsman for redress. The fee page lists every charge; there are no mark-ups on contractors and no renewal commission on a tenant who simply stays.

Questions about letting

What does a landlord have to do by law in Wales now?

Register with Rent Smart Wales, give a written statement of the occupation contract within fourteen days, an EPC of E or better, a gas safety certificate yearly, an electrical certificate every five years, smoke alarms on every floor and a carbon monoxide alarm in rooms with a fuel appliance, and protect the deposit. On full management we do all of it; on tenant find we do the contract and tell you the rest.

Do you charge the tenant fees?

No, and we cannot: the Renting Homes (Fees etc.) (Wales) Act banned them in 2019. The tenant pays rent and a deposit of up to five weeks, and nothing else.
