What we do

Six things, each with its fee in writing.

All six

01

Selling your home

A sale run by one person from the valuation to the keys: professional photographs and a floor plan included, Rightmove, Zoopla and OnTheMarket, accompanied viewings seven days a week, offers qualified before they reach you, and the chain chased weekly until it completes.

1.

02

Buying through us

Register what you are looking for and hear about matching homes before the portals, sometimes before the photographs. Viewings at times that suit you, a negotiator who will tell you what the vendor will and will not take, and help with mortgage advice and a solicitor if you want it.

No fee to buyers.

03

Letting your property

Three levels of service for landlords, each with every fee published: tenant find at a fixed £450 plus VAT, rent collection at 8%, or full management at 10% with the 24-hour tenant line, inspections, repairs and the paperwork that Renting Homes (Wales) now demands.

Tenant find £450 plus VAT.

04

Full management

For landlords who want to hear from us only when a decision is needed: a 24-hour line for the tenant, repairs arranged and paid from the rent, quarterly inspections with photographs, every certificate diarised and renewed, rent paid to you on the day with a statement, and the end of the contract handled.

10% of the rent plus VAT, plus tenancy set-up £150 and inventory £120 at the start of each contract.

05

Renting with us

For tenants: no fees of any kind, a deposit of no more than five weeks protected in a government scheme, an occupation contract explained in plain English, a 24-hour repair line on managed homes, and viewings when you can actually make them.

Nothing.

06

Valuations

A sales or rental valuation at your home within 48 hours of asking, free, with the last twelve months of comparable sales or lets within half a mile and two figures: what we think it will achieve and what to market it at. No pitch, no obligation, and the figures stay with you.

Free, for sales and for lettings, whether or not you instruct us.

Selling

1.2% including VAT, paid on completion. That is the whole fee.

No marketing charge, no withdrawal fee, no "premium package" for the photographs, which are included with a floor plan and a drone shot where the garden earns it. Eight weeks' sole agency and then rolling with two weeks' notice, so if we are not doing the job you can leave. The fee comes out of the completion money; if it does not sell you pay nothing.

  • Photographs, floor plan, Rightmove, Zoopla, OnTheMarket
  • Accompanied viewings seven days, feedback within a day
  • Solicitors, surveyor and lender rung every week to completion

How we work

Four things you can hold us to.

The valuation is a figure, not a pitch

We bring the last twelve months of sales within half a mile, say what we think it will sell for and what it might list at, and leave the figures with you. We do not win instructions by overvaluing and then "reviewing the price" in week six.

Viewings seven days, feedback within a day

Every viewing is accompanied by one of us, including evenings and Sundays, and you hear what the viewers said within twenty-four hours, honestly, including the bit about the bathroom.

Chased every week until it completes

Agreed is not sold. We ring both solicitors, the surveyor and the lender every week, tell you what is holding it up, and keep the chain together. Our fall-through rate is under a fifth of the national average.

Tenants looked after, so landlords are

A managed tenant gets a 24-hour line, a repair acknowledged within a day and a named person. Tenants who are treated well stay, and a tenant who stays is the best thing that can happen to a landlord's return.

  • 17years on Glebe Street
  • 165sales agreed a year
  • 310homes under management
  • 4.9average rating

Landlords

Tenant find £450. Rent collection 8%. Full management 10%. Every other fee on one page.

Letting in Wales has its own law since 2022, and most of what an agent does now is keeping a landlord on the right side of it: the occupation contract and written statement, the deposit scheme, the certificates, the six months' notice. The landlords page sets out the three levels of service side by side with every charge, and the full management line includes a 24-hour tenant line, repairs at the contractor's price, and quarterly inspections with photographs.

  • Rent Smart Wales licensed, Propertymark client money protection
  • No contractor mark-up, no renewal fee for a tenant who stays
  • Rent paid on the day it clears, arrears chased the day after

Selling

Three valuations: two agents said £650,000 and Ffion said £595,000 with the evidence on the table. We went with the £650,000 one, had no viewings in eight weeks, came back to Severnside, listed at £595,000 and sold in eleven days for £602,000. Lesson learned, and she never once said told you so.

Catrin and HuwPenarth
Full management

Two flats on full management for six years. The 10% is the whole cost: the repairs come through at the plumber's invoice price with the invoice attached, the inspections have photographs, and when Renting Homes came in Mark had the new contracts done before I knew the law had changed.

Buying

First-time buyers. Josh told us the cottage had oil heating, a septic tank and a neighbour with a cockerel before we had got out of the car, which no other agent would have, and we bought it anyway with our eyes open. He rang the solicitors every week and it completed on the day we asked for.

Questions people ask before they instruct us

What does it cost to sell with you?

1.2% of the sale price including VAT, minimum £2,400, paid on completion out of the sale money. Photographs, floor plan, the portals, accompanied viewings and the weekly chasing are included. Nothing up front, no withdrawal fee, and eight weeks' sole agency then rolling with two weeks' notice. Multi-agency is 1.8%.

What does it cost to let with you?

Tenant find £450 plus VAT fixed; rent collection 8% of the rent plus VAT; full management 10% plus VAT, with a £150 set-up and a £120 inventory per new contract. The landlords page has every fee and what the safety certificates cost. No mark-up on contractors and no renewal fee for a tenant who stays.

How quickly can you value my home?

Within 48 hours of asking, at your home, in the evening if that suits, free for sales and lettings. You get two figures, the comparables for the last year within half a mile, and a written valuation by email that evening. No follow-up calls unless you ask.

Are you regulated?

Licensed by Rent Smart Wales as an agent, members of Propertymark with client money protection (so rent and deposits are insured), and The Property Ombudsman for redress. Deposits go into a government scheme within thirty days with the certificate sent to the tenant.

Do you charge tenants anything?

No. Tenant fees have been illegal in Wales since 2019. A tenant pays rent, a holding deposit of one week that comes off the first month, and a deposit of up to five weeks held in a scheme. Nothing else, ever.

Book a free valuation. Two figures, the evidence, no pitch.
