Fixed fee from £795 plus VAT, the pack out within a week

Selling a home

Conveyancing for selling: the contract pack out to the buyer's solicitor within a week of instruction, their enquiries answered quickly, your mortgage redeemed, the agent paid and the balance in your account on the day. One conveyancer, and the same Friday update.

A row of pastel-painted Victorian terraced houses on a hill above a seaside harbour in South Wales

A sale is mostly about speed and answers: the buyer's solicitor sends a long list of questions, and the chain waits on how fast they come back. We get the pack out in the first week and answer enquiries in days, not weeks, because that is what keeps a chain together.

Instruct us when the house goes on the market, not when it sells; the property information forms and the title can be ready before there is a buyer, which saves two or three weeks later. When an offer is accepted we send the contract pack to the buyer's solicitor, answer their enquiries with you, deal with any issues on the title (a missing building regulations certificate, an unregistered right of way) with an indemnity policy or a letter rather than a drama, and agree the completion date with everyone in the chain.

On completion we receive the money, redeem your mortgage, pay the estate agent from the proceeds if you want us to, and send the balance to your account the same day, with a completion statement showing every penny. If you are buying as well, we run both files with the same person, so the sale and the purchase complete on the same day and you are never paying two mortgages.

Questions about selling

Do I need to do anything before a buyer is found?

Instructing us early helps: we can get your ID done, the title checked and the property information forms filled in with you, so the pack goes out the day an offer is accepted.

What if the buyer pulls out?

Before exchange either side can walk away. You pay only for the work done, at the rate on the quote, capped at half the fixed fee; if a new buyer comes along within six months we carry the work over at no charge.

Work out the fee, then get it in writing.

The calculator on the prices page gives the fixed fee for buying, selling or both, with the disbursements and the Land Transaction Tax. Send the quote form and the same figure comes back in writing within the working day, with the name and direct line of the person who will do the work.
