Buying a home

Conveyancing for buying a house or flat anywhere in England and Wales, at a fixed fee you can work out on the prices page: searches, the contract, the lender, Land Transaction Tax, exchange and completion, with one conveyancer and a Friday update every week.

Buying is the one most people do two or three times in a life, and each time it feels as if everyone else knows the rules. The job here is to tell you what happens next, in order, and to make sure the house you are paying for is the one on the paperwork.

When your offer is accepted, send us the estate agent's memorandum and we open the file the same day: ID checks, a fixed-fee quote in writing, and the searches ordered as soon as you confirm. We read the contract pack, raise enquiries with the seller's solicitor, check the title, the searches and the survey against each other, and deal with your lender's requirements if there is a mortgage. You get a report on the property in plain English before exchange, listing anything that matters and anything that does not.

Exchange is when it becomes binding and the completion date is fixed; we do not exchange until you have read the report and the money is in place. On completion day the money moves, the keys are released at the agent's, and we pay the Land Transaction Tax and register you at the Land Registry, which in Wales can take some months and which we chase. A freehold purchase with no chain is usually eight to ten weeks; a leasehold flat or a chain adds time, and we tell you where it is stuck and why.

Questions about buying

What are disbursements?

Money we pay out on your behalf to other people: the searches (about £240), the Land Registry fee (from £45, on a scale with the price), ID checks (£12 a person) and the bank transfer on completion (£30). They are the same whoever you use; we pass them on at cost and list them on the quote.

How much is Land Transaction Tax?

Wales replaced stamp duty with LTT in 2018. For a main home there is nothing to pay up to £225,000, then 6% on the part up to £400,000 and rising bands above. The calculator on the prices page gives the figure for your price, and the guide explains the bands.

Work out the fee, then get it in writing.

The calculator on the prices page gives the fixed fee for buying, selling or both, with the disbursements and the Land Transaction Tax. Send the quote form and the same figure comes back in writing within the working day, with the name and direct line of the person who will do the work.
