The fee is on the website.
So is the explanation.

Plain English, and the same person from the first call to the end.

What we do

Six things, each with a fixed fee.

All six

01

Buying a home

Conveyancing for buying a house or flat anywhere in England and Wales, at a fixed fee you can work out on the prices page: searches, the contract, the lender, Land Transaction Tax, exchange and completion, with one conveyancer and a Friday update every week.

Our fee from £895 plus VAT for a freehold home up to £250,000, with the disbursements (searches about £240, Land Registry from £45) shown separately at cost.

02

Selling a home

Conveyancing for selling: the contract pack out to the buyer's solicitor within a week of instruction, their enquiries answered quickly, your mortgage redeemed, the agent paid and the balance in your account on the day. One conveyancer, and the same Friday update.

Our fee from £795 plus VAT for a freehold home up to £250,000, plus office copies of the title (£7) and the bank transfer (£30).

03

Remortgage and transfers

Remortgaging to a new lender, adding or removing someone from the title after a marriage, a separation or a death, and declarations of trust for unequal deposits. Smaller jobs with a fixed fee, done in two to four weeks.

Remortgage £495 plus VAT and the Land Registry fee; transfer of equity £450 plus VAT; declaration of trust £250 plus VAT.

04

Wills

A will written by a solicitor, at a fixed fee, in an hour's meeting at our office or your home anywhere in the Vale: who gets what, who looks after the children, who sorts it out, and the things people forget (step-children, the house, a business, the dog). Stored here free.

A single will £195 plus VAT; mirror wills for a couple £295 plus VAT; a trust will or a will with a business or overseas property from £450 plus VAT.

05

Lasting powers of attorney

The two documents that let the people you choose make decisions for you if you cannot: one for property and money, one for health and care. Drafted by us, the certificate signed here, registered with the Office of the Public Guardian, and explained properly, which is the part the forms do not do.

One LPA £350 plus VAT, both LPAs for one person £550 plus VAT, both for a couple £950 plus VAT.

06

Probate and estates

After a death: whether probate is needed at all, the grant of probate at a fixed fee if you will do the rest yourself, or the whole estate administered by us from the first bank letter to the final accounts. Inheritance tax forms, the house sold, the beneficiaries paid, at a percentage you know in advance.

Grant of probate only, simple estate with no inheritance tax, £950 plus VAT and the £300 court fee.

Conveyancing

Work out the whole cost of a move before you ring anyone.

Our fee for buying a freehold home up to £250,000 is £895 plus VAT; selling is £795 plus VAT. The calculator on the prices page adds the bands above that, leasehold, a new build, the disbursements at cost and the Welsh Land Transaction Tax, and gives one figure. The quote we send is that figure, and the bill at the end is the quote.

  • Fixed fee, with every disbursement listed at cost
  • Land Transaction Tax worked out for your price
  • One conveyancer, a direct line, a Friday update

How we work

Four things you can hold us to.

The fee you were quoted

Fixed, in writing, with the disbursements listed separately at cost. If the job changes (a lease turns out to be short, a title is unregistered) we tell you the extra and why before doing it, never after.

A direct line, answered

Every client has the direct number and email of the person doing the work. Calls are answered or returned the same working day, and you get an update every Friday whether or not anything has happened.

Plain English

No letter leaves here that a sixteen-year-old could not follow. The guides on this website are the same explanations we give at the desk, written down so you can read them at your own pace.

Realistic timings, kept

A freehold purchase with no chain is eight to ten weeks here, a will is two weeks, an LPA is registered in about three months because that is how long the Office of the Public Guardian takes. We say which, and we keep to it.

Wills and LPAs

An hour at your kitchen table. Done in two weeks. £195.

Gareth comes to you anywhere in the Vale, or you come to us, and works through the checklist: who sorts things out, who looks after the children, who gets what, and the things people forget. A single will is £195 plus VAT, mirror wills £295, and the lasting powers of attorney that let someone act for you if you cannot are £350 for one or £550 for both. Stored here free, with a note for your executors.

Buying

First-time buyers, terrified, and Lowri explained every step before it happened. The quote on the website was the bill to the pound (£895 plus VAT plus the searches and Land Registry, exactly as the calculator said). Nine weeks from offer to keys with a leasehold flat, and a Friday email every week even when it said "nothing this week".

Catrin and JamesBarry
Wills and LPAs

Gareth came to the house to do my will and both LPAs after my husband's stroke taught us what not having them costs. He talked to me, not to my daughter, and spotted that the house was in joint names in a way that mattered. £1,100 plus VAT and the registration fees, as quoted, and the LPAs were back in eleven weeks.

Margaret H.Dinas Powys
Selling and buying

Sold in Penarth and bought in Rhoose with the same conveyancer, Rhian, running both. The chain had five links and one solicitor in it who did not answer emails; Rhian rang them every morning until they did. Completed on the day we asked for. The completion statement showed every penny.

Questions people ask before they instruct us

How much will my conveyancing cost?

Work it out on the prices page: a freehold home up to £250,000 is £895 plus VAT to buy and £795 plus VAT to sell, with £150 per £250,000 band above that and £250 for leasehold. The disbursements (searches, Land Registry, ID checks) are listed at cost, and the calculator adds the Land Transaction Tax. The quote we send is the same figure.

Do I have to come to the office?

For conveyancing, usually not: ID is checked electronically and everything else is by email, post and phone. For a will or an LPA there is one meeting, at the office or at your home anywhere in the Vale, and one signing.

Will I speak to the same person throughout?

Yes. Rhian, Gareth or Lowri quotes you, does the work, and answers the phone on their direct line. Every client gets a Friday update by email whether or not anything has moved.

How long does buying take?

A freehold home with no chain, eight to ten weeks. A leasehold flat adds two to four weeks for the management company's pack. A chain takes as long as its slowest link, and we tell you each Friday where it is.

Are you regulated?

Harbour Legal Ltd is authorised and regulated by the Solicitors Regulation Authority. Your money is held in a client account the SRA inspects; we carry professional indemnity insurance; and we are accredited under the Law Society's Conveyancing Quality Scheme, which every high-street lender requires.

Work out the fee, then get it in writing.

The calculator on the prices page gives the fixed fee for buying, selling or both, with the disbursements and the Land Transaction Tax. Send the quote form and the same figure comes back in writing within the working day, with the name and direct line of the person who will do the work.
