Buying

First-time buyers, terrified, and Lowri explained every step before it happened. The quote on the website was the bill to the pound (£895 plus VAT plus the searches and Land Registry, exactly as the calculator said). Nine weeks from offer to keys with a leasehold flat, and a Friday email every week even when it said "nothing this week".

Wills and LPAs

Gareth came to the house to do my will and both LPAs after my husband's stroke taught us what not having them costs. He talked to me, not to my daughter, and spotted that the house was in joint names in a way that mattered. £1,100 plus VAT and the registration fees, as quoted, and the LPAs were back in eleven weeks.

Selling and buying

Sold in Penarth and bought in Rhoose with the same conveyancer, Rhian, running both. The chain had five links and one solicitor in it who did not answer emails; Rhian rang them every morning until they did. Completed on the day we asked for. The completion statement showed every penny.

Probate

Dad's estate: Harbour told me on the first call that I did not need probate at all because everything was joint with Mam, and then charged me nothing for the call. When Mam died two years later we went back for the full administration: 1.5%, no hourly bills, accounts we could all follow.

Remortgage

Remortgage, £495 plus VAT as quoted, and done in three weeks. Four stars because the first draft of the Friday update went to my old email address and I missed a week; Rhian apologised, fixed it, and it did not happen again. The actual legal work was faultless.

Buying

New build with Help to Buy Wales, which two other firms quoted vaguely for. Harbour's website gave a figure (£895 + £200 + £150 plus VAT) and the quote was that figure. Lowri knew the developer's solicitors and their habits, and got us through a four-week completion deadline with a day to spare.

About the four stars

The Friday update went to the wrong address. The address is now read back to you.

Rob gave us a new email at the first call and the file was opened with the one on the lender's paperwork. One Friday update went to the wrong one and he missed a week, which is exactly the week the Friday update exists to prevent. Since then the email address is read back at the end of the first call and printed on the quote for you to check, and the first Friday update asks for a reply. Rob was right to mark us down, and it has not happened since.
