Remortgage and transfers

Remortgaging to a new lender, adding or removing someone from the title after a marriage, a separation or a death, and declarations of trust for unequal deposits. Smaller jobs with a fixed fee, done in two to four weeks.

Not every conveyancing job is a move. Changing lender, putting a partner on the deeds, taking a name off after a divorce, or writing down who owns what share of a house bought with unequal deposits: all of it is a fixed fee, and most of it is done without you coming in.

A remortgage: your new lender sends us their instructions, we check the title, redeem the old mortgage on completion and register the new one. Two to four weeks, mostly waiting on the lender, and many lenders pay our fee as part of the deal, which we will tell you. A transfer of equity: adding someone (after a marriage, or a partner moving in) or removing someone (after a separation, or to a sole name on a death) with the lender's consent if there is a mortgage, and any Land Transaction Tax worked out, which there sometimes is and sometimes is not.

A declaration of trust is the document that stops the argument later: it records who paid what deposit, how the house is owned, and what happens to the money on a sale. We draft it for any purchase where the deposits are unequal or a parent has helped, and we recommend it more often than people expect. All three are fixed fees, quoted in writing, and the disbursements are small.

Questions about remortgage

Will my lender pay for the remortgage?

Many "free legals" deals cover a basic remortgage but with a panel firm and no choice of solicitor. If you want us instead, the fee is £495 plus VAT and some lenders give cashback instead. We will say which is cheaper for you.

Can I take my ex off the mortgage as well as the deeds?

Only with the lender's agreement, which means them being satisfied you can afford it alone. We handle the transfer; the lender decides the mortgage. We can usually tell you in a first call whether it is likely.

Work out the fee, then get it in writing.

The calculator on the prices page gives the fixed fee for buying, selling or both, with the disbursements and the Land Transaction Tax. Send the quote form and the same figure comes back in writing within the working day, with the name and direct line of the person who will do the work.
