Regs and structural drawings
Drawings and calculations that building control will accept. Included in every job, or £1,650 for your own builder.

A loft is a structural job with paperwork attached. Do it without the paperwork and you find out when you try to sell. Every one of ours comes with a completion certificate.
Bethan measures the house and draws existing and proposed sections, and our structural engineer does the calculations for steels, floors and any raised walls. We send them to building control and agree inspections for the steelwork, insulation, fire protection and completion. You end up with a folder that your buyer's solicitor will actually be glad to see.
Before any of that, you may need an application for a Lawful Development Certificate or full planning, and party wall notices if you share a wall. We prepare those, too. Council fees are paid directly and are the same whoever does the work; the current figures are on the council's website, and we will tell you what they are when we quote.

Questions about regs and drawings
Do you do drawings for other builders?
Yes. £1,650, and we are happy to talk to your builder. We do not sign off anyone else's work, because that is what building control is for.
Is the engineer independent?
Yes. They are a chartered structural engineer we work with, not an employee. Insurance and their registration number are in the folder; the numbers on this demonstration site are placeholders.
