Landlords, agents and home buyers
Gas safety certificates.
Landlord gas safety certificates from £65, with a reminder before the next one is due and the certificate emailed the same day.
A landlord gas safety record (the CP12) is a legal requirement every twelve months on every rented property with gas. We make it the easy one: a fixed price, tenant liaison, the certificate emailed the same day and a reminder next year.
We inspect every gas appliance, the pipework and the flues, test for tightness, and issue the record. If something fails we tell you and the tenant what it means, make it safe, and quote the repair separately so you decide. We can liaise with the tenant directly for access, and we work with several letting agents across Caerphilly and Rhondda Cynon Taf on block bookings.
For home buyers we do a pre-purchase gas and heating inspection: the boiler, the system and the pipework, with a written report on condition and likely costs.

Questions people ask
When is a gas safety certificate due?
Every twelve months. If you have the check done in the two months before the old one expires, the new certificate keeps the original expiry date, so there is no reason to leave it late.
Can you do the service at the same time?
Yes, and most landlords do: £129 for the certificate and a full boiler service on one visit, one appointment with the tenant.
