A fixed price by bedrooms, oven included, deposit-back guarantee
End of tenancy
The clean that gets the deposit back: every room to the letting agent's standard, the oven included, a fixed price by the number of bedrooms, and a free return visit within 48 hours if the agent's inventory clerk finds anything. From £180.

Letting agents work from an inventory and a checklist, so we do too: ours is built from the ones the Cardiff agents actually use. The flat is empty, we have a key, and we go through every room until it matches. If the inventory clerk finds something, we go back within forty-eight hours for nothing.
The price is fixed by the number of bedrooms because an empty property is predictable. It includes everything a deep clean does, the oven inside and out with the racks, inside every cupboard, drawer and wardrobe, the windows inside, the extractor, the washing machine drawer and seal, the bathroom sealant scrubbed, the skirting boards and the light switches, and the bins washed. Carpets are machine-cleaned at £35 a room if the tenancy agreement asks for it, which most do.
Book it for the day after you move out and before the check-out inspection, give us the agent's name, and we email you a dated report with photographs of every room when we leave. If the check-out raises anything we missed, we return within forty-eight hours and put it right at no charge. We have had two call-backs in the last year, both for a limescale mark behind a tap, both fixed the next morning.

Questions about end of tenancy
Does the price include the oven?
Yes. Agents almost always check the oven first, so it is in the price, racks and all. Carpet cleaning is the only common extra, £35 a room, and only if your agreement asks for it.
What if the agent is not happy?
Send us the check-out report and we return within forty-eight hours to put right anything we missed, free. We do not cover damage, wear or things that were on the check-in inventory already.
